commercial real estate and property management firm, Charter Real

Locally, Charter Real
Estate has been involved in several milestone projects that have
been pivotal to Temple/Belton's growth. Charter was responsible for
the development of the Temple Crossing area of south Temple where
many named brand retailers, banks, and office users have located.
Charter specialists are highly and continually trained to

Office Property Services & Tenant Representation
Charter Real Estate Corporation offers a wide variety of services
for office users and investors. Our professional staff currently
oversees and leases over 525,000 square feet of office space
throughout the Temple/Belton area. With years of success in the
Temple/Belton office property market, our staff of accredited
professionals offers each of our clients the home-field advantage.
Because we live and work in Central Texas, we distinctly know the

Retail Services

Investment & Development
Charter Real Estate's principals and agents, along with several
institutional investors; have recently participated in major
investment and development transactions from strip centers, office
buildings, warehouses and apartment sales. Charter also provides the
lease review services and the due diligence staff to insure a
successful transaction.
Charter provides investment and
development services ranging from assembling the project team of
architects, contractors and engineers, to procuring financing,
negotiating leases and setting up the property management
systems.
Our philosophy is to assemble an aggressive and
experienced development team with Charter as the broker and director
of the project. Other team members may include equity investors,
lenders, and approved general contractors. All entities work towards
a common goal: to assist with the growth of the tenant. In order to
give our tenant the best service possible, we work with them on a
complete open book policy. This allows us to pass the savings
directly to the tenant which leads to a lower rental rate.
Property Management Division
Charter Real Estate's Property Management Division provides our
clients with a complete line of commercial real estate management
services, coupled with a residential leasing service. Specific
programs are customized on a property by property basis from a full
range of management services.
Charter's Property Management
Division's clients range from single proprietors and limited
partnerships to insurance companies. Currently Charter manages over
1,600,000 square feet of commercial and industrial space throughout
the Temple/Belton area. Property types include office buildings,
office/warehouses, warehouses, shopping centers and special purpose
facilities.
Charter's services include the hiring, training,
and supervision of on-site personnel, direction of marketing and
leasing programs, maintenance, collections, budget preparation,
expenditures, and monthly reporting of all leasing and financial
activity. The fee for these services is generally a percentage of
the collected monthly income, and varies depending on the size and
complexity of the property. This fee covers all off-site expenses
including upper management, supervisors, accounting, and office
overhead. On-site employees are employed by Charter, and are an
expense of the property. All employees are covered by our
workers compensation and liability insurance and all necessary
reporting is done under our accounts. The direct cost of these
employees, including payroll taxes and workers compensation
premiums, is billed to the property with no markup. They include
multi-family, mini-warehouses, industrial, retail centers and office
buildings.
Charter prides itself on its very qualified and seasoned in-house
maintenance staff. The maintenance department does everything from
changing light bulbs to major general contracting on commercial
projects. Along with the Property Managers, the Maintenance Director
is informed on detailed information with regards to property
budgets, short and long range objectives, and overall project
strategies. Charter's trained maintenance staff has been rewarded
with many praises from clients for reducing overall expenses on
properties. Most all HVAC, plumbing, minor electrical, drywall,
painting, demolition, and make ready work is performed by Charter's
in-house maintenance staff. The staff is courteous, prompt,
informed, and ready to meet any crisis head on.
